A downtown Downers Grove development already approved with six apartments is coming back before the Planning and Zoning Commission with nine units instead.

The commission will hold a public hearing on Monday, Sept. 21, at 7 p.m. to review revised plans for Forest Pointe, a mixed-use building at 5112-5120 Forest Ave. The developer, Brownstone Homes, is seeking a new planned unit development approval and special use permit for the larger residential component, Patch reported.

The change matters for the neighborhood. The original Forest Pointe design called for a three-story, 39,000-square-foot building with six apartments on the third floor and nine office units on the second. The ground level included a restaurant, three retail units and a parking garage. Below grade, a 15-stall underground garage provided parking accessible from Gilbert Avenue.

The commission reviewed that version on Feb. 2 and recommended approval 6-2. The Village Council then approved the project on March 3, designating it Planned Unit Development No. 74, according to village records. The council also rezoned the site from Downtown Core to Downtown Core with a Planned Development overlay and granted a special use permit.

Now the residential count is going up. The revised application bumps the apartment total from six to nine units. Village documents cited by Patch show the first floor will still include a restaurant, a parking garage and retail space. Whether the building's overall size, office component or parking count changed under the new plan has not been disclosed in available documents.

Brownstone Homes, a Downers Grove company listed in village filings alongside 1024 Division Commons LLC, originally combined four single-family lots at the southwest corner of Forest and Gilbert avenues into one parcel for the project. Englewood Construction, based in Lemont, is the general contractor.

The hearing will take place at the Downers Grove Civic Center, 850 Curtiss St. Jason Zawila, the village's planning manager, is the staff liaison for the commission and can be reached at 630-434-5520.
