A 173,000-square-foot industrial building could replace the existing structure at 2500 Warrenville Rd. if the Downers Grove Village Council approves a rezoning request Wednesday, Sept. 16.

Midwest RE Acquisitions LLC is asking the council to rezone the 7.88-acre site from M-1 (light manufacturing) to O-R-M (office, research and manufacturing). The company plans to demolish the current building, along with its loading and parking facilities. In its place, Midwest RE Acquisitions would construct a single-story industrial building with truck docks and 116 parking spaces, according to village documents cited by Patch.

The O-R-M zoning designation would allow a broader range of uses than the current light-manufacturing classification. Village documents list distribution companies, warehouse firms, manufacturers and food processors as possible occupants. No tenant has been identified.

The proposal received its first reading at the council's Tuesday, Sept. 8 meeting. No vote was taken. Mayor Bob Barnett and Commissioners Tully, Sadowski Fugate, Roe, Sarver, Davenport and Gilmartin were present, according to meeting records. Wednesday's vote is the second reading.

The site sits near the Interstate 88 and Interstate 355 interchange, an area that has seen recent industrial development. A neighboring parcel at 2300 Warrenville Rd. already houses a roughly 244,000-square-foot industrial building that was listed for lease with an expected September 2026 availability, according to a CBRE listing. That listing highlights the site's I-88 frontage and low DuPage County real estate taxes.

The Real Deal reported in April 2025 that the Downers Grove Planning and Zoning Commission had unanimously recommended rezoning both parcels as part of an earlier proposal. That reporting identified the property owner as Ramsey Elshafei's RE Development Solutions, which purchased 2500 Warrenville Rd. for $9.95 million in December 2017, according to DuPage County records. The relationship between Midwest RE Acquisitions LLC, the petitioner named in current village documents, and RE Development Solutions is not clear from available public records.
